Winter can be a great time to snag a deal in real estate. But there are several pitfalls your home buyers will want to watch for at this time of year. Here are a few:

Accumulating too much holiday debt.

The holidays can be an easy time to add on more debt. But if you’re in the process of buying a home, you need to make sure you don’t add on any more debt. “Even if your credit is in good standing, suddenly racking up a ton of holiday shopping debt will change your debt-to-income ratio and potentially negate your pre-approval,” warns Alicia Brison, a real estate professional in Sacramento, Calif.

Not seeing past all the winter blahs.

Homes don’t always look the best in the winter. Bare tree limbs and dead grass isn’t the best for curb appeal. But buyers need to think past the gray backdrops and envision what the home looks like at other times of year so they don’t miss out on a great house.

Oblivious to closing date delays.

The winter can pose several delays to closing, particularly for new builds or anything that needs to be fixed on the home. Be prepared. “While many trades will work through winter, there are certain processes that cannot be completed during heavy snowfall or dramatically low temperatures,” Luke Sahlani, the lead project manager and director of Sensus Design & Build, told realtor.com®. “This can be frustrating and particularly problematic if the home buyers’ closing date on their current home is coming up quickly.”

Making lowball offers.

Don’t assume you can always score a discount just because it’s the winter months, when the real estate market tends to slow. “A lot of buyers assume they can get a better deal in the winter because [fewer] people are competing,” Brison says. “That’s not usually the case. Inventory is lower, so the number of people who are competing is smaller.”

North Atlanta Group Blog Its that time again!! Back to School!

Wow, the summer has flown by! Parents and kids in the Atlanta area are getting ready for school again and we all know that organization is the key to stress-free school days.  We want you to start the school days off right, so here is North Atlanta Property Groups tips to make the back-to-school transition as easy as 123..45.

1. Make a “drop-space.”  Using cubbies, hooks, and baskets, designate an area for coats, shoes, and backpacks.  Keep family member’s belongings divided, decluttered, and off the floor.  Having a space for these things means that there will never be a frantic morning search for the missing shoes or MIA backpack.

2. Adopt a system for school papers.  As a general rule, there are two types of papers that come home from school — the ones that need immediate attention and the ones you’ll need for future reference. Both kinds need a space to land! For those that need your immediate attention, why not adopt some sort of “in” and “out” mailbox? Stacked mail sorters/desk organizers would be great for this purpose.

3. Make use of a family calendar.  For this project, we encourage you to think big and be diligent! A large calendar, in a central location, color-coded by person, with each family member’s activities, and updated frequently is sure to keep your hectic days organized.  Whether it be a store-bought fridge-mounted variety, or a DIY/customized project (I’m thinking chalk paint, cork board, magnetic paint, or vinyl clings!) a family calendar for everyone to reference will keep you coming and going in the right direction!

4. Develop a homework station for your kinds to make working on school projects painless and peaceful. As parents, we care about the kind of learning experience our children have in the classroom AND it is just as important to give them the right study environment at home, too.  A quiet, undisturbed, dedicated, and fully stocked location for studying will help kids be able to focus and be productive! Ensure that your homework station has everything your child will need to finish a project — paper, pencils, colors, pens, erasers, markers, staplers, scissors, etc.

5.  Finally, consider placing a memo board or some type of message center near the door your family uses the most frequently.  This is a great place to leave messages, reminders, and kind notes.

In general, kids either love or hate going back to school, but an organized home and daily routines will benefit everyone when school schedules are tight and time is of the essence.  Getting organized now will free up time to attend activities, events or dinners and downtime with the family.  Not only do I love helping our clients find homes, but I also like seeing those homes run well, and the people who live in them enjoying life!

North Atlanta Group Blog Rent or Buy?

Think you’ll save money by putting off buying a home in Atlanta and just renting instead? Real estate website Trulia.com says otherwise.

According to the site, buying a median-priced home in the city would be 53 percent cheaper than if you rented for seven years. Trulia.com compared a home in Atlanta worth $130,000 with a median rent of $1,350 per month.

And in case you’re wondering how much you would need to earn in order to afford that median-priced home, mortgage website HSH.com reports an after-tax salary of at least $24,390.94.

In Trulia.com’s analysis, the website took data in 100 metro areas, and determined the percentage you’d save in each of them. Nationally, homebuyers would save about 38 percent by buying. 

CNN’s take on Trulia’s data mentioned that Atlanta “with the cost of buying a home so low and mortgage rates still such a great deal, the buy-versus-rent calculation works out much more favorably for buyers..”

“Median household income of about $55,000 — slightly above the Georgia’s median — makes home buying affordable for most working families and helps to keep home prices steady,” writes Les Christie of CNN.

Trulia.com took into account all of the initial costs of buying a home, including the broker’s commission, title insurance, and other closing costs, and found that it was cheaper than renting costs such as insurance and agent commissions (view full methodology here).
